Winning the Race: Prologis and Mackenzie at Portland Meadows

We will hear a brief intro to Prologis, headquartered in San Francisco and employing over 1,600 people in 19 countries.  Why Prologis chose to venture into the Portland market and what successes here have led to an increased footprint including the Portland Meadows Project.

There will be an overview of the Portland Meadows Project, including images and video.  Topics covered will be an overall timeline for the project including photos and video, anticipated and unanticipated challenges while working to deliver the project, types of users they hope to attract at the site.

We will also hear about Prologis’ future intentions for Portland, including a newly purchased piece of land.

The Speakers:

Patrick Gemma, SVP, Investment Officer, Prologis

Patrick Gemma is senior vice president, investment officer, overseeing capital deployment in both Seattle and Portland.  He is directly responsible for all aspects of capital deployment related to development and off-market acquisitions.  In addition, Mr. Gemma works closely with the leasing and management team, which oversees portfolios of 20 MSF in Seattle and 5 MSF in Portland.

Prior to joining Prologis in 2018, Mr. Gemma was Seattle market leader for DCT Industrial; where he opened DCT’s Seattle office and grew the portfolio from 1.5 to 6.0 MSF over five years.  Prior to DCT,  he was senior development manager at Panattoni Development Company for 12 years. He began his career in real estate working for Palmer, Groth and Pietka, a West Coast commercial appraisal company.

Mr. Gemma is a member of both NAIOP and SIOR.  He holds a Bachelor’s degree in finance from the University of Oregon, graduating magna cum laude.  He’s on the board of St. Martin’s Programs, a Seattle non-profit homeless shelter.”

Sean Colletta, VP Market Officer, Prologis

Sean joined Prologis in May of 2016 and is responsible for managing the Portland office.

Before joining Prologis, Sean spent 12 years at a Portland based real estate development/investment company where his duties included marketing, leasing, new development, acquisitions and property management. Prior to that, Sean spent two years as an industrial real estate broker in the Portland Market.

Sean holds a Oregon Principal Brokers License, a CCIM designation, is a board member for the Oregon NAIOP Chapter and graduated from the University of Oregon.

Gabriela Frask, Asst. Department Head of Land Use Planning, Mackenzie

Gabriela is a Senior Associate land use planner and project Manager at Mackenzie. She joined Mackenzie in 2010 and is responsible for leading the land use planning department in the Portland office. She works with a wide range of municipalities and private development clients, bringing extensive knowledge in local and regional development codes and regulations, as well as entitlement approval processes and criteria.

Gabriela graduated from Michigan State University and holds degrees in history and geography with a minor in urban planning. She sits on the NAIOP Developing Leaders Board and Public Affairs committee and is the Secretary for the St Johns Center of Opportunity. Prior to Mackenzie, Gabriela worked in Portland as a planner at Metro and as the policy coordinator at the Coalition for a Livable Future.

Moderator – Alison Vaughan, Broker, CBRE

In 2019, Alison joined CBRE as an Associate Broker working with Kristin Hammond and Ajay Malhotra, focusing on Tenant services. With prior experience working on both Office and Industrial products, Alison is well-versed in the world of Commercial Real Estate and enjoys applying that knowledge to help navigate clients through the transaction process.

Prior to joining CBRE, Alison spent four years at JLL in Property Management and Brokerage, and ten years at Moda Health as an Executive Assistant.
